Stable prices, seafront slightly up

Compared with the first half of 2025, values in Lignano change very little. On the Sabbiadoro seafront the maximum rises (from €3,400–4,300 to €3,400–4,500 per m²) and in the centre the minimum rises (from €2,500–3,400 to €2,600–3,400). On the Pineta and Riviera seafront values are unchanged; in the inland streets the maximum falls by €100 (from €2,400–3,200 to €2,400–3,100). Values for villas are the same as in 2025.

In practice, in 2026 what makes the difference in Lignano is above all the position relative to the sea and the features of each home.

Why a seaside home can be worth more or less

OMI values describe an “average” property in the area, in normal condition. For a home in Lignano the real value changes with:

  • distance from the beach and sea view;
  • floor, lift and orientation;
  • terrace, garden, parking space or garage;
  • condition of the property and its systems after the seasons;
  • heating and insulation, if the home is used outside the summer;
  • condominium fees and rules, compliant paperwork (planning and land registry).

OMI values and listing prices

The prices you see on property portals are asking prices, not sale prices: they are often higher than OMI values, and the final figure is agreed in negotiation. OMI values are averages that the Revenue Agency derives from sales, offers and local surveys, updated every six months.

A fair price needs both, plus a visit to the property.

A first estimate in three steps

1. Find the area of the home in the table: first row on the sea or inland streets. 2. Work out the gross floor area: walls are included, while balconies, terraces and cellars count only in part. 3. Multiply the square metres by the area values and adjust up or down using the features listed above.

No. They are area averages for a property in normal condition. The price of a specific home depends on distance from the sea, floor, terrace, parking, condition and paperwork: that is why a valuation of the actual property is needed.
