Example: what a 100 m² apartment is worth

Standard home in normal condition, 100 m² gross floor area. Calculation: square metres × OMI values for the area.

  • Centre: from €165,000 to €220,000
  • Ring avenues: from €125,000 to €160,000
  • Inner suburbs, north: from €120,000 to €150,000
  • Inner suburbs, south: from €105,000 to €135,000
  • Outer districts: from €100,000 to €130,000
  • Station area: from €85,000 to €110,000

Prices almost unchanged since 2025

Compared with the first half of 2025, values in Udine change very little. Around the station they rise (from €800–1,000 to €850–1,100 per m²) and in the northern inner suburbs the minimum rises by €50. In the centre and the southern inner suburbs one end of the range falls by €50; in the outer districts the range narrows (from €950–1,350 to €1,000–1,300). Along the ring avenues values are unchanged.

In practice, in 2026 the price of a home in Udine depends far more on its own features than on the general market trend.

Why a home can be worth more or less

OMI values describe an “average” property in the area, in normal condition. The real value changes with:

  • condition and date of the last renovation;
  • floor, light, orientation and lift;
  • energy rating and systems;
  • terraces, garden, cellar, parking space or garage;
  • the exact street, the view and nearby services;
  • condominium fees and compliant paperwork (planning and land registry).

OMI values and listing prices

The prices you see on property portals are asking prices, not sale prices: they are often higher than OMI values, and the final figure is agreed in negotiation. OMI values are averages that the Revenue Agency derives from sales, offers and local surveys, updated every six months.

A fair price needs both, plus a visit to the property.

A first estimate in three steps

1. Find the area of the home in the table. 2. Work out the gross floor area: walls are included, while balconies, terraces and cellars count only in part. 3. Multiply the square metres by the area values and adjust up or down using the features listed above.

Questions we often hear

How much does a house cost per m² in Udine in 2026?

According to the Italian Revenue Agency (OMI values, first half of 2026), a standard home in normal condition in Udine is worth from €850 to €2,200 per m²: lowest around the station, highest in the centre.

Which is the most expensive area of Udine?

OMI zone B5 in the centre (Via Gorghi, Piazza Primo Maggio, Viale della Vittoria): from €1,650 to €2,200 per m² for standard homes, followed by the ring avenues (zone B4) at from €1,250 to €1,600 per m².

Are house prices in Udine rising?

Compared with the first half of 2025, values are almost unchanged: small adjustments of €50–100 per m², upwards around the station and in the northern inner suburbs, downwards at one end of the range in the centre and the southern inner suburbs.

Are OMI values the price I can sell for?

No. They are area averages for a property in normal condition. The price of a specific home depends on its condition, floor, energy rating, outdoor space and paperwork: that is why a valuation of the actual property is needed.
