Selling your home, without feeling alone

We explain everything step by step and stay by your side until the deed is signed – even if you live abroad.

Step by step

  1. 1

    Initial conversation

A call or a meeting to understand the property, your timing and what you expect from the sale.

  2. 2

    Visit and valuation

We visit the property and explain how we see it on the market: strengths, issues to address, a realistic price range. The valuation is free and without obligation.

  3. 3

    Document check

Together we check floor plans, planning compliance, energy certificate and title deeds, to avoid surprises during negotiation.

  4. 4

    Presentation

We prepare the presentation and share it with the clients we follow in Italy and abroad, as well as on property portals and our own channels.

  5. 5

    Viewings and negotiation

We organise viewings with interested people and support you through offers and negotiation.

  6. 6

    Through to completion

We stay with you until the deed is signed before the notary, coordinating deadlines with the buyer and, if needed, their mortgage.

The free valuation includes

  • An unhurried visit to the property, with no obligation.
  • A reading of the property: location, condition, layout, aspect, distinctive features.
  • A comparison with the local market and with the requests we receive.
  • A realistic price range, explained and justified.
  • Practical advice on documents and small improvements before going to market.

Useful documents to look for

  • Title deed (purchase deed, inheritance or donation)
  • Cadastral floor plan and land registry extract
  • Energy performance certificate (APE), required to sell and to advertise
  • Building documents to confirm planning and cadastral compliance
  • For apartments: condominium rules and service charges
  • System certifications, where available

What kind of home?

  • Elegant apartments

In period buildings or well-kept settings, with quality finishes and generous spaces.

  • Penthouses and terraces

Homes with terraces, open views or a special outlook.

  • Villas and detached houses

In town, in the hills or near the sea, with gardens and outdoor space.

  • Homes by the sea

Apartments, villas and second homes in Lignano Sabbiadoro and Grado.

  • Historic properties

Palazzi, parts of historic buildings and homes with distinctive architecture.

  • Investment properties

Well located, even small ones, when position and condition make them worthwhile.

Questions we often hear

Can I sell my Italian property while living abroad?

Yes. Most steps can be handled remotely, and the deed can be signed in person or through a trusted representative with a power of attorney. The notary will confirm the details.

How much does the valuation cost?

It is free and without obligation: it includes a visit and a justified price range.

Which documents are needed?

Usually the title deed, cadastral plan, energy performance certificate (APE), building compliance documents and, for apartments, condominium information. We check them with you during the valuation.

How long does it take to sell?

It depends on the property, the area, the price and the market. We give you a realistic indication for your case, without promises.
