Old town and seafront up, outlying areas down

Compared with the first half of 2025, values in Grado move in two directions. On the island they rise: seafront from €2,600–3,400 to €2,700–3,700 per m², Isola della Schiusa and Città Giardino from €2,300–2,900 to €2,600–3,100, old town from €2,900–3,700 to €2,900–3,800. Outside the centre they fall: Fossalon from €1,150–1,600 to €900–1,300, farmland from €1,050–1,500 to €850–1,200. Grado Pineta and Punta Spin stay roughly where they were.

In practice, in 2026 location is what counts most in Grado: the closer a home is to the old town and the sea, the better it holds its value.

Why a home in Grado can be worth more or less

OMI values describe an “average” property in the area, in normal condition. For a home in Grado the real value changes with:

  • sea or lagoon view and distance from the beach;
  • floor, lift and orientation;
  • terrace, garden, parking space or garage (much sought after in the old town);
  • condition of the property and its systems after the seasons;
  • heating and insulation, if the home is used outside the summer;
  • condominium fees and rules, compliant paperwork (planning and land registry).

OMI values and listing prices

The prices you see on property portals are asking prices, not sale prices: they are often higher than OMI values, and the final figure is agreed in negotiation. OMI values are averages that the Revenue Agency derives from sales, offers and local surveys, updated every six months.

A fair price needs both, plus a visit to the property.

A first estimate in three steps

1. Find the area of the home in the table: old town, seafront, Città Giardino or Pineta. 2. Work out the gross floor area: walls are included, while balconies, terraces and cellars count only in part. 3. Multiply the square metres by the area values and adjust up or down using the features listed above.

Questions we often hear

Are property prices in Grado rising?

Are OMI values the price I can sell for?

No. They are area averages for a property in normal condition. The price of a specific home depends on view, floor, terrace, parking, condition and paperwork: that is why a valuation of the actual property is needed.
