Prices rising in 29 of 39 areas

Compared with the first half of 2025, values in Milan rise in 29 areas, fall in 4 and stay the same in 6. On average the value of standard homes grows by 3.6%. The biggest rises: Missaglia, Gratosoglio (+9.9%), Brera (+9.3%) and Barona, Famagosta, Faenza (+9.2%).

In practice, in 2026 prices in Milan are rising almost everywhere, including the outskirts: a good time to sell, as long as you start from a realistic price for your area.

Why a home can be worth more or less

OMI values describe an “average” property in the area, in normal condition. The real value changes with:

  • floor, light, orientation and lift;
  • condition of the property and year of the last works;
  • energy rating and systems;
  • terrace, balconies, cellar, garage or parking space;
  • the exact street, distance from the metro and services;
  • condominium fees and compliant paperwork (planning and land registry).

OMI values and listing prices

The prices you see on property portals are asking prices, not sale prices: they are often higher than OMI values, and the final figure is agreed in negotiation. OMI values are averages that the Revenue Agency derives from sales, offers and local surveys, updated every six months.

A fair price needs both, plus a visit to the property.

A first estimate in three steps

1. Find the area of the home in the table (names are those used by the Revenue Agency). 2. Work out the gross floor area: walls are included, while balconies, terraces and cellars count only in part. 3. Multiply the square metres by the area values and adjust up or down using the features listed above.

Questions we often hear

How much does a home cost per m² in Milan in 2026?

According to the Italian Revenue Agency (OMI values, first half of 2026), a standard home in normal condition in Milan is worth from €1,900 to €12,500 per m²: highest in the historic centre, lowest in suburban areas such as Quarto Oggiaro, Sacco.

Which is the most expensive area of Milan?

Brera (OMI zone B15): from €9,800 to €12,500 per m² for standard homes, followed by Duomo, San Babila, Montenapoleone, Missori, Cairoli (from €8,700 to €11,400) and Sant'Ambrogio, Cadorna, Via Dante (from €7,000 to €9,400).

How much is a villa worth in Milan?

Are OMI values the price I can sell for?

No. They are area averages for a property in normal condition. The price of a specific home depends on floor, light, condition, garage, energy rating and paperwork: that is why a valuation of the actual property is needed.
